SAFFORD — The Graham County Planning and Zoning Commission twice gave the thumbs up to plans from Morgan Broderick to develop self-storage units.
The commission unanimously recommended approval of a rezoning from R-SB (residential site-built) to C-N (commercial neighborhood) for a climate-controlled self-storage unit on U.S. Highway 191, on the northeast corner of the Concho intersection.
“The entire Thunderbird Hills subdivision was created prior to zoning,” said Graham County Zoning Director Steve McGaughey. “The C, C and Rs dictate that everything out along the highway — which includes his lot — should be commercial.”
Broderick said he chose self-storage units for development because the lot is too small to install septic and there is no sewer available to the property.
The commission also unanimously approved Broderick’s request for a conditional use permit to develop a climate-controlled self-storage unit on property abutting Fertizona, west of Thatcher. Again Broderick said the lack of sewer and lot size dictated his choice of development.
While the conditional use permit was approved, there is still one more step Broderick has to take before development can begin. Due to its close proximity to Fertizona, Broderick must apply to the county Board of Adjustment for a variance on the county’s set-back rules.
The rezoning recommendation for the Highway 191 property will be sent to the Graham County Board of Supervisors for final action.
